The Importance of a Final Walk-Through Before Closing Escrow
The final walk-through is your last opportunity to ensure the property is in the condition you agreed upon in your purchase contract. This typically happens 24-48 hours before the closing. It is not a time for a new inspection, but rather to verify that agreed-upon repairs have been made and that no new issues have arisen since your last visit.
Bring a copy of your inspection report and repair addendum. Check that all appliances are working, look for any new damage that may have occurred during the seller's move-out, and confirm that all included fixtures are still in place. If you find any issues, notify your real estate agent immediately. Addressing problems at this stage, before the final papers are signed, is much simpler than trying to resolve them after closing.
